Terms and Conditions – Tourist Apartments Calle León 32, Madrid

1. Purpose and Acceptance

These Terms and Conditions govern the reservation, use and stay in the tourist apartments located at Calle León 32, Madrid (the “Establishment”). By confirming the reservation and completing the digital check-in, the guest (the “Client”) declares having read and accepted these conditions.

2. Prices and Taxes

All prices include VAT and are shown as final prices. The total amount of the stay will be automatically updated during the booking process based on the number of adults, the number of children under 16 years of age, the selected rate, the dates and availability. The applicable supplement for children, where applicable, will be calculated automatically before confirming the reservation. Rates are dynamic and may vary according to demand, dates and occupancy. The price confirmed at the time of booking will always apply.

3. Payment Methods

3.1. Standard Flexible Rate

Payment of 100% of the stay will be processed through the digital check-in. The charge will be made 3 days before arrival using the payment method provided.

3.2. Prepaid or Non-Refundable Rates

100% of the reservation is charged at the time of booking. For prepaid or non-refundable rates, the conditions for payment, cancellation, modification and no-show will be those expressly associated with the selected rate and displayed during the booking process.

3.3. Other Promotional or Direct Rates

The specific payment, cancellation, modification and no-show conditions displayed during the booking process will take precedence over the general conditions stated above. The applicable policy will in all cases be linked to the rate actually booked, including, where applicable, promotional or direct rates such as Glinter Club, and will be expressly displayed before confirming the reservation. In the event of discrepancy, the particular conditions of the selected rate will always prevail.

3.4. Accepted Payment Methods

Bank card (credit or debit). Apple Pay. Cash payments are not accepted.

4. Check-in, Access and Check-out

4.1. Digital check-in and verification

The Establishment operates without a physical reception desk; registration is carried out exclusively online. It will be necessary to provide a valid identity document, contact details, acceptance of these Terms and Conditions and any other data required by applicable regulations regarding traveler registration.

4.2. Code-based access

Access to the building and the apartment is granted through a personal, non-transferable digital code, sent on the day of arrival following verification of payment and successful completion of the digital check-in.

4.3. Schedules

Check-in: from 15:00. Check-out: before 11:00. Late check-out is subject to availability and may incur an additional charge.

4.4. Customer Service

The Establishment provides 24-hour telephone assistance for incidents or emergencies during the stay.

5. Cancellation Policy and No-show

5.1. Standard Flexible Rate

  • Free cancellation up to 2 days before arrival.
  • Late cancellations: the first night will be charged.
  • No-show: 100% of the stay will be charged.

5.2. Promotional or Direct Rates

For promotional or direct rates, including, where applicable, Glinter Club rates, the cancellation, modification and no-show conditions will be those specifically stated in the selected rate during the booking process and will take precedence over these general conditions. The applicable policy will in all cases be linked to the rate actually booked and will be expressly displayed before confirming the reservation.

5.3. Prepaid or Non-Refundable Rates

For prepaid or non-refundable rates, 100% of the reservation will be charged at the time of booking. Unless the specific selected rate expressly states otherwise, the amount paid will not be refundable in the event of cancellation, modification or no-show.

5.4. Group Bookings (3 or more apartments)

A group booking is defined as the reservation of 3 or more apartments. A prepayment of 10% will be required. Cancellation is free of charge up to 5 days before arrival. After this period, the total amount of the reservation will be charged and will be non-refundable.

6. Maximum Occupancy and Children Policy

Maximum occupancy will be that indicated for the type of apartment actually booked in the reservation system. In certain apartment types, a maximum of 2 adults and up to 2 children under 16 years of age may be accommodated on a sofa bed, subject to category, availability and the conditions of the selected rate. The booking system will automatically calculate the applicable supplement per child, where applicable. At least one of the occupants must be 18 years of age and be the holder of the digital check-in. Cot available upon request, subject to availability. Unless expressly confirmed, the reservation is made by type or category and does not confer the right to a specific apartment within the Establishment.

7. Bed Configuration

Some apartments allow Twin (2 beds) or King (double bed) configuration. This configuration must be requested at the time of booking (on request) and is subject to availability.

8. Kitchen and Usage Rules

All apartments are equipped with a kitchen. The Client undertakes to make appropriate use of the kitchen, to clean the utensils and leave the kitchen in reasonable condition at the end of their stay, and not to leave food remains, grease or waste outside the designated containers.

8.1. Strong odor restriction

For reasons of cohabitation, ventilation and respect for the other apartments, preparations that generate strong or persistent odors likely to permeate the apartment or common areas are not permitted.

8.2. Cleaning and charges

The Establishment offers daily cleaning of the apartment (bed, bathroom and surfaces), excluding the kitchen. Bed linen will be changed for stays of more than 3 nights. If, as a result of non-compliance with these rules, the kitchen requires deep and extraordinary cleaning, an additional charge of €80 will be applied, following inspection and notification to the Client.

9. Parking

The Establishment does not have its own parking facilities. There are public and private car parks in the vicinity, which are managed by external providers. The Establishment accepts no responsibility for damage or incidents involving vehicles parked outside the property.

10. Cohabitation Rules and Prohibitions

To ensure the quality and rest of all guests:
  • Exceeding the maximum occupancy for the reserved apartment type is prohibited.
  • Parties, gatherings or events are prohibited.
  • Entry of unregistered visitors is prohibited.
  • The apartment must be used exclusively for accommodation purposes; its use for professional, commercial, audiovisual or similar purposes is not permitted without prior express authorization.
  • Quiet hours: from 00:00 to 08:00.
  • Smoking or vaping inside the apartment or in common areas is prohibited. Non-compliance may result in extraordinary cleaning charges, activation of security protocols or charges for damages incurred.
  • Tampering with, damaging or altering security systems (detectors, locks, etc.) is prohibited.

Serious non-compliance may result in immediate eviction without the right to a refund.

11. Pets

Pets are not allowed.

12. Client Liability and Authorized Charges

The Client will be responsible for damage caused to the apartment, its furniture, installations, textiles, equipment or decorative elements, for damage resulting from negligent use of the accommodation, and for the costs of extraordinary cleaning, including the kitchen, when the apartment is left in unreasonable condition (for example, excessive dirt, waste, smoke, textile damage or similar incidents).

By accepting these Terms and Conditions, the Client authorizes the Establishment to charge to the card associated with the reservation the amounts necessary to cover damages, repairs or extraordinary services, always following prior notification to the Client and with sufficient detail of the item charged.

13. Establishment Liability

The Establishment will not be liable, except in cases of fraud or negligence directly attributable to it, for the loss, theft or deterioration of the Client’s belongings, for occasional failures of supplies or external services beyond its control, nor for noise, construction works or disturbances caused by third parties unrelated to the Establishment.

Nothing set out in this clause will limit the non-waivable rights of the Client under applicable consumer and user regulations.

14. Force Majeure

The Establishment will not be liable for delays, cancellations or disruptions arising from force majeure circumstances, such as natural disasters, health emergencies, legal restrictions, widespread power failures, fires, floods or other causes beyond its reasonable control.

15. Complaints and Assistance

The Client has access to 24-hour telephone support, the details of which are provided in the booking confirmation and welcome documentation. The Establishment also has complaints forms available to the Client in accordance with applicable regulations.

Disputes will be resolved before the courts of Madrid, unless consumer regulations provide otherwise.

16. Data Protection

Personal data will be processed in accordance with current regulations, exclusively for the purposes of managing the reservation, complying with legal registration obligations and maintaining communications related to the stay.

The Privacy Policy will be available at the corresponding link on the website or in the booking process.

17. Right of Withdrawal

In accordance with consumer and user regulations, the right of withdrawal will not apply when the reservation relates to accommodation services for specific dates or execution periods.

18. Third-Party Rights

These terms and conditions do not confer rights on third parties other than the Client and the Establishment.

19. Governing Law and Jurisdiction

This contract is governed by Spanish law.
